We can arrange an Electrical Installation Condition Report (EICR) to confirm the safety and compliance of the property’s electrical systems.

Tenant Referencing & Right to Rent Checks
We can carry out full referencing for prospective tenants and guarantors, including Right to Rent checks, credit checks, and affordability assessments.
Cost: £105.00 per person + VAT (£126.00 inclusive of VAT)
Rent & Legal Protection
We can arrange Rent and Legal Protection insurance, providing cover for unpaid rent and legal costs should possession proceedings be required.
Cost: £30.00 per month
Tenancy Renewals
Where a tenancy is renewed or extended, we will prepare the necessary documentation and manage the renewal process.
Cost: £150.00 + VAT (£180.00 inclusive of VAT) per tenancy
Levels of service
Please select the level of service you wish to use based on the agreed rental figure:
- Full Management Service: 10% + VAT
- Rent Collection Service: 8% + VAT
- Tenant Find Only Service: Three-quarters of the first month’s rent + VAT
Initial set-up fees
The following initial set-up fees are payable on the first day of the agreed tenancy start date. These fees do not apply if you use the Tenant Find Only service.
- Inventory and check-in: £280.00 + VAT (£336.00 inclusive of VAT)
- Registering the deposit with the DPS: £70.00 + VAT (£84.00 inclusive of VAT)
- Preparation of a legally binding tenancy agreement: £100.00 + VAT (£120.00 inclusive of VAT)
- Marketing of the property: £110.00 + VAT (£132.00 inclusive of VAT)
Check-out service
If requested at the end of the tenancy, we can arrange a professional check-out inspection.
Cost: £260.00 + VAT
